Garage storage unit business rates ?

I have been looking to buy a small garage / repair shop on an industrial estate not far from where I live. It’s currently being used as a repair shop and as such attracts business rates.

If I only used it for domestic purposes for storing a few cars and overspill stuff from the house can the property be exempt from business rates and move to say council tax or some other form of rates?

I would be interested to hear from any forum member who has done this.

You should be able to get business rates relief if it’s a small unit

As far as I'm aware it rateable value will be based on use class. So it will be non-domestic and attract business rates. Interesting question though. If I was in the same predictment I would set up a business and obtain the SBR.
