Shepherds huts
Hi,

Anyone here with experience of buying shepherds huts and recommendations of where to go / avoid? I’m not doing a Cameron, just looking to diversify a little.

We have an oak framed timber company next door to where I work,
This year they have had a go at making a few,
They have also been asked by an old lady to refurbish an original she had in a field,
Which they are doing an amazing job!

I think they have sold a couple last year, (they aren't cheap though!) Shocked

I went there to look at a 110 DC for a forum member and they gave me a guided tour, very impressive. They have some onsite that you can hire so you can try them out.

I looked at shepherds huts several years ago when the craze started, thinking it might be a good venture on the farm for holiday lets. However, the prices IMO were just crazy for a shed on wheels. I hoped as more people started making them prices might come down but it doesn't seem the case. I appreciate most are a work of art but still pricey. I'd still like one though Thumbs Up James

Some companies are now offering rental share schemes so you don’t need to find a big chunk of change upfront. Riverside Huts are near me, and the English Sheperd Hut co looks pretty good too. I think they will pay for themselves in 3 years which isn’t a bad return.

That's interesting Huttopia, I'll be interested to hear how it goes. I may have to revisit it.

I liked the idea of shepherd huts over Yurts/Glamping as with good insulation and minimal heating they could be used all year. James

Does it have to be a shepherds hut? We build timber buildings to spec, all sorts of styles, we’ve built one shepherds’ hut which was lovely but the £15k or so it costs buys you a timber building with veranda, loads of glass, twice the square meter age for the same money.... just saying....

They look great Alex. Is the planning more difficult with a permanent structure? I had an idea that the wheels on Sheperds Huts made the planning was easier, but happy to be corrected. They will also be in fields with sheep all around them so it seemed appropriate! If I could get one for £15k I’d be delighted- all prices so far seem to be about £22k plus 5%vat. Perhaps there is a cartel......I’ll get my coat 😂

Alex, they are lovely structures. Would love a tree house!

As above though, I believe mobile/temporary structures are easier through planning.

Also being easy the wheel about for me is a great benefit, so they can be moved to suit the farm.

Thanks, yes we love building them, the big kid in all of us! Domestic planning allows 2.5/3m in ridge height without planning, depending on placement/authority,the rules are there to be ‘interpreted’, temporary building with no fixed masonry etc.
we do quite a few of the shallow pitch roof design as it maximises the potential space, and we often do a cantilevered roof over a veranda to keep the inside cool(!) and to provide shelter.. the roof sheeting is condensate free and usually insulated.
The treehouses generally require planning, raised platform over 300mm, people generally like to see a treehouse so we invariably gain permission.
We also built a studio on a skid, a la field shelters to circumvent the agricultural planning rules.
Shepherds hut we did was just shy of £15k plus the dreaded, no wood burner/toilet but wired up...

I saw one of theirs at a garden centre local to me (it was there for a short time) and I really liked it.

I believe it was circa £12,000, which is a fair whack but it did seem like it was well built and decent quality.
